Below is a step-by-step guide of what to expect when working with me as a buyer.
Step 1- The first step we must go through is getting you pre-approved. I have several mortgage brokers or bank contacts that I can give you so you can start this process.
By getting pre-approved first, we have a better understanding of the budget we need to stay within when searching for properties.
If you have already completed this step, you are well on your way to buying your new home.
Step 2- Here we get into the details of what it is you are looking for. We will go through a series of questions that will determine your needs and wants for your new home.
If you aren’t sure what you want, I will guide you through but here are some examples to get you started,
-Number of Bedrooms (Do you have a lot of company or a big family?)
-Storage space (Do you have tools or toys that require a shop or garage space?)
-Outdoor space (Do you want a big yard or an acreage or don’t need it?)
-Renovations (Are you handy and want to do a project? Or do you want turnkey ready to move in?)
Step 3- This step is for you to determine which town and neighborhood you like best. Have you decided if you want to live in Fernie, Sparwood, or Elkford? Do you want to be close to a certain school or within walking distance of the downtown amenities or maybe we fulfill your lifelong dream of living on the ski hill?
By researching your desired neighborhoods, we narrow your search to get you into your new home faster!
Step 4- With the information gathered from steps 1 & 2, I will thoroughly search properties that fit within your criteria and your desired neighborhoods.
I will inform you of the market trends for these neighborhoods and add as much relevant information, so you are well informed and educated to make the best decision for you and your family.

Step 5- Let’s book a few showings and find a property you love!
Step 6- Write an offer for the property and negotiate if needed until we get an accepted offer.
There is a lot of documentation and information coming your way at this step, but I will give you the documents ahead of time to thoroughly read over so that you are confident you understand exactly what you are signing.
Step 7- Once you have an accepted offer, we will go through the next steps to remove your conditions and get you to closing.
Step 8- Possession & Move-in!
It all sounds simple, right?
